Flyover to boost access to Northern TechValley @ BKE- The Edge Malaysia

KUALA LUMPUR (Aug 8): Suling Hill Development Sdn Bhd has commenced construction of a RM30 million flyover to enhance direct access from its Northern TechValley @ BKE industrial park to the Butterworth-Kulim Expressway (BKE).
According to a press statement on Friday, the 413-metre bridge is a private infrastructure initiative and key component of the 176-acre industrial park’s master plan.
At the groundbreaking ceremony, Penang state exco for local government and town and country planning H’ng Mooi Lye said the project reflects successful public-private collaboration, and is aligned with the Penang Structure Plan 2030.
“The project is strategically aligned with Penang Structure Plan 2030, positioning it as a catalyst for high-value, innovation-driven industries and driving significant job creation,” H’ng said.
Designed with a single-lane ingress from the BKE and a single-lane egress to the BKE, the flyover aims to reduce travel time and improve logistics flow for businesses operating within and around the park.
Developed by Suling Hill Development, a joint venture between AME Elite Consortium Bhd (KL:AME) and Majestic Gen Sdn Bhd, the industrial park has a gross development value of RM1.3 billion. It was launched in 2024.
The first phase of the development began in July 2025 and features one-acre, 1½-storey detached factories, with completion scheduled for the third quarter of 2026.
Dylan Tan Teck Eng, director of Suling Hill Development and executive director and group chief executive officer of AME Elite, said: “Northern TechValley @ BKE represents our strategic expansion into a vibrant Penang market. The park has obtained GreenRE certification for both its township and buildings, and integrates sustainability features such as eco-conscious materials and extensive landscaping.
Its amenities include a recreational park, outdoor gym, lakeside jogging track, and a multi-purpose hall.

KUALA LUMPUR 8 Ogos – Suling Hill Development Sdn Bhd melangkah ke fasa pembangunan utama bagi projek taman industri pegangan bebas Northern TechValley @ BKE bernilai RM1.3 bilion dengan memulakan pembinaan jambatan jejambat utama bernilai RM30 juta bagi meningkatkan akses terus ke Lebuhraya Butterworth-Kulim (BKE).
Projek infrastruktur itu adalah antara komponen penting dalam menjadikan Northern TechValley sebagai hab industri masa hadapan yang mampan dan berdaya saing tinggi, sejajar dengan Pelan Struktur Pulau Pinang 2030.
Jambatan sepanjang 413 meter itu merupakan inisiatif swasta oleh Suling Hill Development, syarikat usaha sama antara AME Elite Consortium Berhad dan pemaju hartanah Majestic Gen Sdn Bhd bagi mempercepatkan akses logistik dan meningkatkan mobiliti kawasan perindustrian dan komuniti sekitar Seberang Perai.
Pengarah Suling Hill Development merangkap Ketua Pegawai Eksekutif Kumpulan AME Elite, Dylan Tan Teck Eng berkata, pembangunan itu mencerminkan visi syarikat dalam membangunkan ekosistem industri mampan yang mampu menarik pelaburan berkualit.
“Minat tinggi daripada pelabur tempatan dan antarabangsa menunjukkan keperluan mendesak terhadap ruang industri moden di Pulau Pinang.

Fokus Industri E&E, Kejuruteraan dan Logistik
Northern TechValley @ BKE yang dilancarkan pada 2024 merupakan taman industri seluas 176 ekar yang direka khusus untuk industri bernilai tinggi seperti elektrik & elektronik (E&E), kejuruteraan ketepatan dan logistik sekali gus memperkukuh status Pulau Pinang sebagai hab perindustrian utama negara.
Fasa pertama projek bermula Julai 2025 melibatkan pembangunan kilang berasingan 1½ tingkat yang direka untuk kecekapan operasi, seni bina moden serta kefungsian tinggi. la dijangka siap pada suku ketiga 2026.
Jambatan jejambat tersebut pula dijangka mempercepat perjalanan keluar masuk dari dan ke BKE, sekaligus mengurangkan kesesakan dan melancarkan aliran logistik perniagaan.
Tekad Bangunkan Taman Industri Mampan
Menekankan aspek kemampanan dan hijau, Northern TechValley mengekalkan sebahagian besar kehijauan semula jadi Bukit Suling dan memperoleh pensijilan GreenRE bagi kawasan perbandaran dan bangunannya. la direka menggunakan bahan tahan lasak dan mesra alam termasuk keluli tahan karat dan kaca untuk mengoptimumkan pencahayaan semula jadi dan mengurangkan penyerapan haba.
Taman itu turut menawarkan kemudahan komuniti seperti taman rekreasi, gim luar,laluan joging tepi tasik dan dewan serba guna yang memfokuskan pendekatan pembangunan menyeluruh berorientasikan kelestarian dan kesejahteraan komuniti.
Sementara itu, Pengerusi Jawatankuasa Kerajaan Tempatan serta Perancangan Bandar dan Desa Pulau Pinang, H’ng Mooi Lye, menyifatkan projek berimpak tinggi itu sebagai bukti keberkesanan kerjasama sektor awam dan swasta dalam merancakkan pembangunan ekonomi negeri.

(吉隆坡8日讯)腾宇集团(AME,5293,主板建筑股)与Majestic集团的联营公司——Suling Hill发展有限公司,将在北部科技谷工业园(Northern TechValley @ BKE)兴建连接北海居林大道(BKE)的新高架桥,以提升交通连通性。
上述高架桥造价3000万令吉,将由Suling Hill发展私人出资兴建,全长达413米,是该工业园基础建设的关键组件,并有助于提升物流效率、缓解交通拥堵,并改善周边社区的交通流动性。
槟州地方政府委员会主席方美铼在动土仪式上表示,北部科技谷工业园与2030槟城结构蓝图战略一致,有望成为推动高价值、创新驱动型产业的催化剂,并带动大量就业机会。
身兼Suling Hill发展董事的腾宇集团执行董事兼总执行长陈帝荣也表示,上述工业园象征其在槟州市场的战略性扩张,公司将利用自身开发和管理工业园的专业知识,打造一个永续发展导向且面向未来的生态系统。

北部科技谷工业园项目于2024年推出,价值13亿令吉,旨在为电子与电器(E&E)和精密工程等高价值领域打造面向未来的发展平台,并强化槟城工业生态系统,推动威省成为关键中心。
该工业园首阶段项目开发已在今年7月动工,预期将在明年第3季度完工。

Suling Hill Development Sdn Bhd, a joint venture between AME Elite Consortium Bhd and Majestic Gen Sdn Bhd, has broken ground on a RM30 million flyover bridge to enhance access to its RM1.3 billion Northern TechValley @ BKE industrial park.
The 413m bridge, a privately funded initiative, will directly link the freehold 176-acre park to the Butterworth-Kulim Expressway (BKE), improving logistics efficiency, easing traffic congestion and enhancing mobility for surrounding communities.
At the groundbreaking ceremony on Aug 8, Penang State Exco for Local Government and Town & Country Planning H’ng Mooi Lye said the project exemplifies strong public-private cooperation and aligns with the Penang Structure Plan 2030 to attract high-value, innovation-driven industries and create significant jobs.
Meanwhile, AME Elite Executive Director and Group CEO Dylan Tan Teck Eng said the park is designed as a future-ready ecosystem with strong sustainability principles, targeting sectors such as electrical and electronics, precision engineering and logistics.
“Our commitment to infrastructure will deliver a competitive edge for businesses and foster economic opportunities for the local community,” he said.
Launched in 2024, Northern TechValley @ BKE integrates eco-conscious materials, landscaped green spaces and community amenities, holding GreenRE certification for environmental excellence.
Phase one, featuring one-acre detached factories, began construction in July 2025 and is scheduled for completion in the quarter of 2026. The flyover will feature a single-lane ingress and egress to the BKE to shorten travel times and boost industrial connectivity.

PETALING JAYA: Property developer Suling Hill Development Sdn Bhd today launched the Northern TechValley@BKE, an industrial park project projected to have a gross development value (GDV) of RM1.3 billion.
Located alongside Butterworth-Kulim Expressway (BKE), Northern TechValley is a joint venture between Suling Hill and leading industrial space solutions provider AME Elite Consortium Bhd and renowned property developer Majestic Gen Sdn Bhd.
Suling Hill director Ta Wee Dher said the 176-acre Northern TechValley represents AME Elite’s first expansion of its award-winning integrated industrial park development outside Johor and has attracted leading domestic and multinational corporations from high-value-added industries.
Creating a conducive environment that meets the needs of global and domestic companies, he said it aims to generate job opportunities and strengthen the local supply chain.
Ta said this initiative is essential for enhancing Penang’s investment appeal and positioning the state as a prime destination for high-quality investment and innovation in the region.
“Our dedicated team has meticulously planned this project as a green industrial development, incorporating features designed to mitigate environmental impact while pursuing GreenRE certification.
“The park includes comprehensive lifestyle and recreational amenities that prioritise the well-being and quality of life for the community,” he said in a speech at the launch of Northern TechValley today.
Penang chief minister Chow Kon Yeow officiated the event. InvestPenang CEO Loo Lee Lian was also present.
Ta said Northern TechValley’s prime location alongside the BKE ensures excellent connectivity via major road networks, including the North-South Expressway, enabling efficient logistics and supply chain management and proximity to key railways, ports and airports further enhances the logistics capabilities.
He said Northern TechValley offers one-stop, flexible space solutions tailored to diverse operational needs, enabling companies to optimise operations and accelerate expansion plans.
It also features robust utilities, reliable power and water supply, and high-speed fibre-optic internet.
He said Northern TechValley is expected to be completed in 2029.
Meanwhile, Chow said the earthworks started in August and construction is expected to begin in the first half of 2025.
“These investments illustrate the confidence local and global businesses have in Northern TechValley’s potential to become a thriving industrial hub and is a testament to Penang’s continued appeal as a destination for innovative and high-value industries,” he added.
